Our process is simple yet very comprehensive. Here are the various steps of the process:
- Project Scope & Initial Consultation:
  We begin by meeting the client to review their requirements. We discuss the budget and their concerns, as well as the wish list. This helps define the scope of the project, and we will provide you with our proposal.
- Schematic Design:
  After the proposal is signed, we create the schematic design options based on the information you shared with us. If other services such as 3D renderings or interior design (finish selection) were chosen, we work on those for you as well during this phase.
- Design Development:
  Based on the client’s comments, we create the final design. We review zoning and building code requirements and prepare a preliminary drawing set. We also coordinate with the contractors and engineers alongside you. The progress set (95%) is completed. Design changes after this phase will be charged separately.
- Permit Drawings & Coordination:
  After addressing all the comments from the client, contractors and engineers, we will issue the permit drawings. These drawings are good for estimation, construction, and building permits.
- Construction Administration:
  If construction support is included, site visits are provided in accordance with the project scope. We are also available to answer questions during construction.
This clear process helps deliver well-planned architectural designs and we are happy to answer any additional questions on the process.

While the timeline depends on many different factors, here is a general breakdown of the stages and typical turnaround time.
Once you sign our proposal, we will schedule your project in our production pipeline.
The schematic design phase may take anywhere from 2 weeks to up to 6–8 weeks, depending on:
- Size and complexity of the project
- Clarity of the requirements and project references you share
- Your availability to meet with us
- Changes to the design based on your feedback and requirements
3D rendering services or interior design-related discussions may add a few more weeks to the timeline.
Once the schematic design is finalized, the team starts the design development phase. This can take anywhere from 2 to 4 weeks, depending on the size and complexity of the project.
The permit set drawings are drafted after the schematic design. If structural or MEP engineering services are involved, we also coordinate with those external teams, and the additional time required must be factored in.
We work very efficiently and take pride in delivering quality work while ensuring our designs meet client needs. It is best to add a buffer of 1–2 weeks to allow for revisions. Changes requested at this stage will affect timelines.

At the beginning of the project, we request that you provide us with your company’s brand standards. Your company’s high-quality logo and any brand guides, including colors, fonts, and imagery you use, are extremely important. If you sign up for our 3d rendering services, you will be able to visually review how the brand elements will be incorporated within the entire design. Our team goes to extreme lengths to ensure that your standards are applied consistently and comprehensively throughout the design, without overdoing it or making it overly busy. OneSpace will prepare your permit drawings and do a thorough quality review. We do not apply for permits, though. Our customers or their contractors typically apply for the construction permits. If any questions or comments are raised by the reviewers, we will certainly chime in with clarifications and answers. With our detailed, thorough work, we minimize back-and-forth, reducing the overall timeline and making it hassle-free for our clients.

Based on the overall scope we have established for your project proposal, we can contract and coordinate the work of these firms, incorporate their drawings into our set, and provide the comprehensive package to you after review.
